Trust Deed Investments can provide substantial returns with minimal risk.  Investors have two options available to them for investing in trust deeds, purchasing an existing promissory note or making a loan directly.  While similar in function to traditional mortgages, the main distinction between the two types of investments is that trust deeds involve three different parties—the lender, the borrower, and the trustee.  The person who is appointed the trustee operates as an independent entity to hold the legal title to a property on the lender’s behalf until the borrower has completely paid off the loan, but if a default were to occur, the lender can take ownership of the property.


Multi-Family - Washington DC, 65% LTV, Note Amount: $325,000, Two Year Term - Interest Only:

The subject property, located at 2857 28th Street, SE in the Randle Heights neighborhood of Washington, DC, consists of  a 2-story plus basement residential apartment structure and contains a total building area of 4,860 SF, including the basement unit, according to public records.  The subject improvements contain 5 units and were originally constructed in 1942. 

Currently, 2 of the 5 subject units are occupied.  However, the subject building and all of the units are slated for renovation to bring the improvements up to code that will allow for Section 8 tenancy.  Completion of the renovations is estimated to take approximately 45-60 days.
